Everyone wants their dream home at metropolitan cities like Mumbai , Pune, Thane but six months after winning their dream homes at Lower Parel in the 2017 MHADA Lottery, nearly 80% of the winners have returned the flat to the housing society. 363 square feet (365 ft) and Lower Parel 475 sq ft. 36 flats are worth 1.42 crores to Rs 1.96 crores. The winners who returned the flats, because of this, have ‘small size’ and ‘huge price’ of flats.

Sharda Tandur, a flat winner of MHADA, refused to leave the house, “We returned the flat due to financial problems, the cost of the apartment is very high.” The present market rate of residential property in the sector is Rs. 40,000 to Rs. 50,000 per square feet.

The Housing Authority will now pass the flats returned to the members of the waiting list (WL), but if the WL members are going to buy 1-BHK Lower Parel Flats, the officers are comfortable. Kushwaha said, if the house is still rested, then we should include them in the future lottery. Accordingly, the rates will be changed accordingly.

Officials said that many winners have refused to claim the MHADA flats at Powai, which cost about 1.39 crore. This is the first time that interested customers have returned to MHADA flats.

First came demonetisation and the resulting purge of the cash component in real estate transactions. Then the Budget delivered a rude shock by capping the tax break from ‘loss on house property’ at Rs. 2 lakh a year, for second and subsequent homes. This effectively put paid to the ‘investment’ buying of homes, a key source of housing demand in Tier 1 cities. According to MHADA and RERA, prices of real estate in Pune should come down by Rs.600 to Rs.700 per square feet as set off is available in 160 different items used for construction. Reason #4: Unified Tax: It is significantly crucial in the real estate industry to have a uniform tax base which GST addresses. The developers currently pay tax on the purchase of raw materials. Once the taxes are uniform, the likelihood of paying lesser taxes will pass on to the common man/buyers as a benefit.
